Hidden among olive groves and fruit orchards in the rolling hills of Le Marche, this boutique villa packs a surprising amount into its grounds – from a padel court and saltwater pool to a private cinema and its own olive oil production.

The estate is set just outside one of Italy's officially recognised "most beautiful villages" – a medieval hilltop town of cobbled streets, stone archways and a central piazza lined with arcades – but feels entirely private once you're through the gates.

The villa itself has been restored with real care, blending the original architecture with a clean, contemporary finish. There are 9 bedrooms across the main house and a separate apartment, with 11 bathrooms in total. Rooms are a mix of king-size doubles and twins, all well finished and air-conditioned. The shared spaces are generous, with a large living room, a dining room with a long communal table, a coffee corner, a bar, and a private cinema room for evening screenings or informal presentations.

For meetings and workshops, there's a 100m² glasshouse on the grounds equipped with a large screen and sound system. It's a bright, flexible space that works well for strategy sessions, presentations or creative workshops, with the olive groves as a backdrop.

The grounds are where this venue really stands out. There's a 20-metre saltwater swimming pool with a jacuzzi, a sun terrace with loungers, a padel court, a beach volleyball court, and an indoor arcade room with billiards, ping-pong and air hockey. For something quieter, teams can book yoga sessions on the outdoor deck beneath the trees, or use the sauna and cold plunge. The estate produces its own extra virgin olive oil from over 400 trees on the property, and olive oil tastings can be arranged alongside other local food and wine experiences.

The team behind the venue offers a personal, hands-on service. Private chefs, local masseurs and yoga teachers can all be arranged, and the wider Le Marche region offers wine tours, truffle hunts and easy access to the Adriatic coast.
